Burris McRee

Burris has been involved in commercial real estate in South Texas for over thirty-five years. During this time he has been involved in various elements of leasing, sales and management of neighborhood, regional shopping centers, office build-ings, apartment communities and industrial properties. Site selection projects include major grocery stores, banks, credit unions and restaurant chains. Development experience includes build-to-suit properties, retail and land developments. Burris, owner and principal broker formed Gulftex Properties in 1990. Burris is a Certified Property Manager (CPM) and a Certified Commercial Investment Member (CCIM) and a member of the National association or Realtors.

Full responsibility for the leasing and management of ninety Neighborhood Shopping Cen-ters in 14 southern states, plus Office Buildings in South Texas. Responsibilities included insurance, establishing and maintaining a preventative maintenance program, rehabilita-tion of projects, establishing an effective leasing program, supervision of five property managers and related staff, supervision of investor relations, acquisition and disposition of property, work out plans with lenders, bankruptcy, project restoration after damage and project expansions.

1975 - 1986
Owner/Broker - Property Investors International, Brownsville, TX

While acting in the capacity of a Broker I performed the functions of a leasing agent, prop-erty manager, and site selection agent for approximately twenty-five office/retail projects including the leasing and management of an enclosed mall, and site selection for various retail tenants and management of condominium homeowner associations and associated rental units. During this time I was responsible for the supervision of the related office sup-port staff.

Ray Ver Hey

Ray has been involved in South Texas Commercial Real Estate for the last sixteen plus years. His experience, includes Leasing, Property and Construction Management for multi-tenant properties, from single users to projects over 100,000 square feet. Specializing in Industrial Sales and Developments, his list of accomplishments include coordinating the land development of a 34 lot industrial subdivision, which the end product included direct sale and build-to-suit facilities. Additionally Ray has represented numerous national companies for the acquisition of south Texas industrial facilities.

Major Responsibilities Included: supervision of the properties support staff, maintaining preventative maintenance, overseeing property and tenant improvements, maintaining/establishing an effective leasing program, property tax adjustments and full representation in the county courts.

1995 - 1999
Property Manager - Halaj Properties, Corpus Christi, TX

Property Management for sixteen properties consisting of over 500,000 SF, including two major retail centers and two major business parks. Responsibilities covering General Contractor for all tenant and property improvements, supervision of all property contractors and staff, effective leasing program, rehabilitation of property projects, property tax adjustments and full representation in the county courts.

Debra Chapman

Debra has been working in commercial real estate for the last 16 years. As a licensed real estate broker Ms. Chapman has both managed and leased numerous property sites including office and retail, representing both Landlords and Tenants. Responsibilities have included lease compliance, financial projections for optimum property performance, preparation of budgets, property level accounting, expense and revenue prorations. Due diligence for acquisition or sale has been conducted for several projects including working with Lenders on performance projections.

Jim Baxter
